On November 6th, the Board of Directors met
at a Special Budget Meeting to review and answer questions regarding the budget for 2025 and potential reserve spending for maintenance & repairs.  

The Treasurer gave a brief report on the status of the bank balances, Reserve Fund Balances and projections for expenses to the end of 2024 as well as an outline for proposed reserve spending for 2025.  The main expenditure for reserve spending in 2025 is a minor paving project to do a cracki/seal of all the cul-de-sacs except Quimper Place and Dana Place.  The next major paving project is planned for 2026.

The crack/seal will allow the association to build up reserve funds so the major paving projects planned for 2026 and 2028 won't severely deplete the reserve fund.

The Board approved the proposed budget for 2025 with some minor adjustments.  The ballots for  2025 budget proposal will be mailed out to members the week of 11/18/2024 and must be received by 7:00 pm, Monday, December 9th when the meeting is called to order.

The members will also be asked on the ballot to waive an audit of the records of 2024.  Because of the expense, the board's recommended policy regarding audits is to have a full CPA audit every other year.  In doing so, the audit will also cover the period that includes the years in-between.  The years 2019, 2021 and 2023 have been audited and those audits included a review of 2020 & 2022. 

The CPA found that this association is meeting the standard of Generally Accepted Accounting Principles (GAAP) and found no inconsistencies or discrepancies in the accounting, control procedures, adherence to governing documents or state statutes.  Their assessment is that the financial statements presented to members,  buyers and their agents  portray a true and accurate representation of  the associations financial  status.

The next meeting is on Monday, December 9th, at the clubhouse at which time the ballots will be counted and, if approved by the membership, the budget for 2025 will be ratified and ​implemented  as of January 1, 2025.

ABOUT TOWNE POINT

Towne Point is a private community located within the Port Townsend city limits,  There are 169 lots on 40 acres.  
Towne Point has a green belt buffer around the perimeter and  througout the subdivision.  There are no vacant lots.  
This is a quiet community with no through traffic. The residents are a mixture of seniors and families.  Approximately 80% of the homes are owner occupied.  
The subdivision is within walking distance to grocery stores, medical and dental services, hospital, elementary school and it is also on the busline.  
The amenities include a tennis/basket ball court, picnic tables, playground, clubhouse with kitchen facilities, pool table and private library.  
The home owners' association hosts several community get togethers throughout the year that are well attended.  This a friendly,  welcoming community

Playground Project

UPDATE 9/13/2024: The playground project is complete and open for fun!

 Thank you to the following donors:
Allison Muma, Mark Miller, Judy Derby, Patricia Holder, Ashley Schenk, Paul Corzatt, Joan Best, Bill Higgins,  Lee Jorgensen, and Alan Bishop. Also to Matt Wilkens for donating the benches and to all the volunteers who donated their time, tools and labor ~Lisa Baker, Russel & Zory Hill, Lincoln & Bill Donahue, Paul Keller, Bill Higgins, Matt Wilkens, the Parker family -  Liz, Maggy, Adam & Xander.

On 9/09/2024, it was proposed and approved by the Board of Directors, that the GoFundMe page be closed and any further donations towards the playground project be used for maintainance.  Donations may be sent to the office and designated for maintenance of the playground. A separate income account will be set up to receive the funds and  they would be used to maintain the equipment as necessary and replenish the pea gravel strata as needed.
