On March 5th A General Membership Meeting was held in the clubhouse.
The Treasurer handed out the end of the year financial statements and a brief summary explaining those documents. The year-to-date financial report was also handed out at this meeting. These documents are available to members upon request
It was also reported that the paving project for 2025, which was a crack/seal of the Cul de Sac pavement in all but two Cul de Sacs, was completed on schedule. The two omitted Cul de Sacs were paved in recent years. This project was part of the planned reserve fund spending for 2025.
Another reserve fund project is the mail box kiosk replacement. Bill Higgins, Zory Hill and Christopher are working on that and it is in progress.
Spring clean-up is scheduled for Saturday, March 29. Volunteers are being sought to help. See events page for more details or click on the link under "Clubhouse Events."
As required by statute, the reserve study firm,
CEDCORE, was hired to conduct the onsite inspection of the Towne Point facilities
and provide the association with an assessment of potential replacement and
repairs of components for 5 year and 30-year reserve fund planning. Bill met
with the inspector, and they will provide a report of their findings and
recommendations in April or May.
Other items discussed were reviewing the Owners' Manual rules & regulations and enforcement policies.
Residents are required to keep up the appearance of their
properties as seen from the street. That means landscaping maintained, trash
not stored in carports, gutters properly installed, fencing in good repair,
cars parked in driveways and not on lawns, no unlicensed cars parked on a
property, and so on. Those in noncompliance will receive reminders and an
opportunity to remedy the situation. Fines will be incurred if issues noted are
not resolved within the time allotted.
The full minutes of the meeting and ZOOM work sessions can be found under the link "Meeting Minutes."
