"NOTE FROM THE PRESIDENT
The firm enforcement of our Rules & Regulations has not been a priority for many years. As a result, some homes within Towne Point have become very unsightly. The result of this is that we have failed to maintain a community appearance, and our home values have been negatively affected. After numerous complaints from owners, the Board of Directors has decided to revise and to strengthen our Rules & Regulations, and to begin strict enforcement. The membership will be informed soon of the coming changes."
The Board of Directors held a budget meeting on November 5, 2025.
The budget proposal for 2026 was presented. The budget calls for an increase in the dues because of the increased costs for utilities, insurance, attorney fees, vendor services and supplies. The proposed increase is $12.50 per quarter.
Even with the increase in dues, the percentage available for reserves will be down from 37% to 33%. Because it is necessary that the reserve fund be maintained at a certain level, the Board recommends a $10 per quarter surcharge ($40 per year) designated for reserves. The total increase per property is $90 per year per property. Total dues & assessment per quarter is $172.50. ($57.50 per month)
The main project for reserve spending in 2026 will be
paving Dana Pl. Cul de sac at a cost of $47,218. After assessing
the roads throughout Towne Point, other necessary repairs will
include a major crack/seal repair on several roads and repairs made to
Beacon Pl. and Victoria Ave trench repair. The total cost of all the road work
will be $51,758.
Other 2026 minor projects include adding more pea gravel to the playground & finishing the kiosk project.
The Board is staggering the major paving projects over several years as much as they are able, in an effort to avoid depleting the reserve fund to the point of necessitating a costly assessment to owners meet the requirements.
The full minutes of this meeting will be published in the minutes section of the website
